Mortenson’s Chicago Office is seeking a Data Center/Mission Critical Project Manager to provide overall leadership direction to a data center project from conceptual design through construction; including the management of customer business needs, conceptual budgeting, design phase efforts, project quality, timeliness, safety, as well as mentoring the project team. Develop and enhance customer relationships by providing excellent service.  May work on two projects simultaneously or one larger project.

Responsibilities

  1. Manage the design process
  • Work closely with customers/owners to define owner project requirements (OPR), including design/operational/deployment objectives, speed to market expectations, and cost parameters
  • Develop and/or lead the preparation and presentation of project proposals
  • Develop detailed project design phase and baseline construction schedules
  • Conduct detailed construction planning, including contract manual, subcontractor selections, MWD/BE participation, trade and site utilization planning, disruption avoidance planning, owner direct purchase planning, method of procedure (MOP) development, all within principles of Lean Design Delivery and utilization of BIM/VDC technology
  • Manage costs of the design phase, including high level budgeting, estimate preparation, technical estimating, proactive value engineering, life-cycle analysis and budgetary/financial management

 

  1. Manage the overall financial health of projects
  • Develop and maintain project financial projections
  • Determine and allocate project estimate into financial system
  • Determine cost codes, approve invoices, and make necessary budget management decisions
  • Provide financials and billings to Accounting for timely payment
  • Create monthly owner billings

 

  1. Manage subcontracts and suppliers for the project
  • Oversee budget for and make selections of trade partners and suppliers
  • Handle billings and contract management, including contract buyouts

 

  1. Lead team members
  • by example in resourcefulness, self-starting work habits and problem solving based on information and sound judgment
  • Lead team members in technical aspects of data center design and construction, including informational technology (IT), connectivity, electrical power, mechanical cooling and utility infrastructure systems
  • Responsible for the mentoring, management, and timely performance evaluation of design phase engineers, project engineers and assistant project managers

  1. Function as the main point of contact with the owner and on-site representative
  • Assist with the review of the owner agreement
  • Resolve site concerns for the owner or representative
  • Provide frequent interactions and service to build positive relationships and future work opportunities

 

  1. Manage change orders
  • Determine when to submit to the owner or on-site representatives
  • Obtain the customer/architect’s approval

 

  1. Other duties as assigned, including:
  • Maintain schedule and budget through project completion
  • Provide high level management of quality, risk, safety, and compliance for the project and team members

 

Qualifications

Key Skill Requirements:

  1. Strong background in data center/mission critical/industrial construction
  2. Strong teamwork orientation, initiative, communication, problem-solving, and leadership skills
  3. Proven ability to fulfill development to closeout responsibilities for complex projects
  4. Detail orientation sufficient to organize and manage multiple project tasks
  5. Possess basic understanding of construction law and generally accepted business practices
  6. Microsoft Office, project and pertinent web application skills at an intermediate level
  7. Proven positive and professional attitude, and strong customer service skills
  8. Ability to interpret and communicate Mortenson policies

Education and Experience:

  1. Bachelor’s degree in Electrical, Mechanical, Construction, Civil, or Architectural Engineering or Construction Management, or equivalent experience
  2. Experience with guiding projects from pre-award through conceptual design and construction completion
  3. Minimum six years of construction management or related experience
  4. Current driver’s license
